1. How do I get started doing business with Commercial Capital Funding?

Make sure that you sign a CCF broker agreement and contact your local CCF branch and/or Account Executive.

2. What types of Documentation does Commercial Capital Require?

1003, Credit Report, Income and Expense statement, Rent Roll, Leases, Digital Photos, Purchase Contract, 2 Tax Returns and Executed Leases .

3. Why are property income and expenses requested up front?

These items will help determine if the Net Operating Income generated by the property will support the requested loan amount and the required debt service coverage ratio.

4. What happens after we receive the property income and expenses?

Our loan analyst will evaluate the income and expenses. They will estimate the maximum loan amount and terms of the transaction. The information will be communicated back to the broker in the form of a Conditional Loan Approval.

5. How does Commercial Capital Funding evaluate the property?

Commercial Capital Funding evaluates property on the Income Approach. Net Operating Income (Gross Income less vacancy and expenses) is used to determine how much debt the property can support. Maximum Loan To Value is 80%.

Yes, product specific up to 1 point for preferred partners.

9. Who do I contact regarding my loan status?

A dedicated Account Executive will handle your entire commercial loan pipeline.

10. When Can I lock the Rate and for how long?

Rates Float Till Funding.

11. What is the minimum credit score?

·680 fico minimum for stated loans

·660 fico minimum for full doc loans
